SBCA ARC Meeting, December 16, 2005 (Approved)
Attendees: R. Grimm (SBCA ARC), T. Callahan (SBCA ARC), L Elton (SBCA ARC),

Meeting called to order at 9:00 a.m.
Minutes of last meeting approved; moved by T. Callahan, 2nd by L. Elton.
No homeowners present.
Pending applications: 05-153-Woodridge-Porter-View Maintenance
Mr. Porter stated that he would be content if no trees grow past the ridge line. A letter will be sent to him that it is the SBCA ARC’s understanding that should the trees grow past said height, an application must be made to the ARC to trim them.

05-172- Woodridge-Killmer – complaint on 01-49 – appeal
A letter came in from their attorney, so the ARC will turn this matter over to the SBCA’s attorney. The special appeal committee will now dissolve. Any new matters have to be addressed to the ARC. In Appeal
05-174-LPV-4- Meade- appeal of 05-159
R.Grimm will write a letter on behalf of the SBCA ARC to Lea/Meade that the shrubs be maintained at present height, making some reference to the enclosed copy of a letter sent to Madson. A.Andersen will draft a letter to Madson’s on behalf of the ARC and also enclosing a copy of the ARC’s letter to Lea/Meade. File closed

The area in question has been viewed by B. Azen and R. Grimm. Both villages are in agreement on the 3 or 4 alder trees to be removed in the Bay view common area. Approved
05-205 – LPV-1-Unieski-complaint on neighbor landscaping
Building materials, bale of hay, rocks and poles that are visible from the Unieski deck will be stored out of sight. Since some of the backyard in question is in Zones 2 & 3, a landscaping plan with a time frame will be submitted to the ARC. Pending

New Business: John Weaver is in the process of repairing drains, is installing electrical from house to hoist. Has now requested to construct a stand-alone studio (12 x 16) that would replicate his house. According to Greg Ballard, Jefferson County does not require a permit for a structure less than 200 square feet, and since this building meets that requirement, Weaver sees no obstacle to building it. An application is needed and according to SBCA CC & R’s another building is not allowed unless the declarant put it there. Therefore this permit would normally be declined. T.Callahan will compose a letter from the SBCA ARC indicating that the application has been received, that a representative of the ARC will be looking at the property, and the matter of a studio will be taken under advisement.
