Meeting called to order at 9:00 a.m.
Minutes of last meeting approved; moved by T. Callahan, 2nd by L. Elton.
Pending applications: 05-172-Woodridge-Killmer-Complaint on 01-49
Delayed for one more week, pending lawyer negotiations. There will be ruling by the Board next Monday if nothing has transpired by then. Pending
05-205-Unieski – complaint
A.Andersen has done some work, the rest to be completed by month’s end; landscape plan still not found. Put over to next month Pending
New Applications: 05-207-LPV-3-Weaver-Studio Building
Application received just prior to last meeting, and since there was not enough time to study it, it was carried over to this month. A new concrete path has been put down; no permit approval. L.Elton inquired as to whether there was a permit for the pump house. L.Colasurdo to research. After discussion, it was decided that a letter will be sent stating reasons for denial, that there are 30 days in which to appeal this decision, that the owner be asked to provide a drawing of the property with location of house, pump house, dock location and proposed site for new structure to be clearly delineated. J.Perlot and T.Callahan will craft a letter informing owner that he can make a presentation to the SBCA ARC at the next meeting whereby the ARC can discuss alternative suggestions re. timeline for construction, the location, height of structure, type of roofing material, sense of proportionality, and viewpoint of neighbors affected by the proposed structure. It was decided that Village permit forms need to be the same as those sent on to the SBCA ARC in order to ensure that complete, detailed information is on file in the ARC office for all permits.

R.Grimm set up a meeting for next Friday (Jan 27) to discuss refinements on the above topics, and ultimately to send the draft to the attorney before submitting a final draft to the SBCA Board.
S.Graber of OT was concerned about trees being cut down without informing anyone. J. Marley had studied the site and decided that trees had been damaged by pre-construction and were also on private property and hence a permit was not needed.
It was determined that as a precautionary step, since things done by the ARC become concrete after 30 days without an appeal, that enough time be set aside to allow for input from neighbors before major decisions are made and become binding.
L.Elton announced that the Kerr propane tank has been moved, but Davis refused a settlement for trees that were chopped down. Lander (the builder) still has to talk with Davis re property line dispute.
