OFFICER'S REPORTS

President Nancy Kragh.

Nancy stated that her report would be given in response to specific items of Old Business.

Vice President Bob Azen's reports are attached.

He reported that an application by Bill and Luoana Cooke, of Teal Lake, for a permit to remove large alders from above Topside Court is pending.  He anticipates that the applicant will pay the cost of removal.

Treasurer Sherry Robinson's Report is attached.

She reported an Operating Balance of $28,177.06 and a Reserve Balance of $39,892.19.  She also noted that reimbursement from Teal Lake had been received in the amount of $1,373, which, however, was received after the 1st of December and will be reported in the January report.

Secretary Bob Retke reported nothing for the month.

Landscape Chairman Carol Franznick reported several items.  First, the mole exterminator has been called to deal with a problem on the slope opposite Martingale.  Second, John from Bestscape has reported to her the existence of at least four defective sprinkler control boxes.  He has not yet given her a list of their locations.  Third, Terry (who was the original tree trimmer in Bayview for Pope), spoke with her about a large alder problem on the lower Windrose slope.  There are many large alders which will begin to compromise views unless removed.  Removal will probably require heavy equipment.

COMMITTEE REPORTS

There were no committee reports.

OLD BUSINESS

Village Unification

The signed documents of 53 homeowners were filed last month with the County.  A complaint at law has been filed against the two non-signers.  After service of complaint they will have 20 days to respond.

Driveway Repair Project

This item was included in the Vice President's report.

Landscape Maintenance Alternatives

Nancy indicated that this item will be considered more fully after the holidays at the January 2006 meeting.

Fee Schedule for Late Quarterly Dues Payment

A definitive statement of late quarterly payment fees will be considered further at a later meeting.  The next quarterly dues statements will be mailed shortly after Christmas.  That statement will explain that the date of the postmark, rather than the date of actual receipt, will constitute the actual payment date.

Christmas Party

The party will be Wednesday night at Nemo's.

Request to Homeowners to Clean Dirty Chimneys

This item was discussed in New Business

NEW BUSINESS

Village Newsletter

Nancy explained that a newsletter should accompany the next dues statement.  Each officer will have an opportunity to place a report in the newsletter.  The letter will  include a reminder on deferred home maintenance, including the cleaning of dirty chimneys.  It will also include a reminder that Bestscape will remove discarded Christmas trees

Locked Mail Boxes

Sherry stated that her husband, Steve Shanklin, had begun research of the possible installation of locking mailboxes.  More information will be presented next month.

Resignation of Landscape Chairman

Carol was thanked profusely for her many years of service as Landscape Chairman.  Nancy indicated that Bob Azen has agreed to accept the responsibilities of the Landscape Chairman while continuing to serve as Vice President/ARC.

The business session of the meeting was adjourned at 9:51 AM.

Next board meeting: January 9, 2006, 9:00 AM at the Bay Club.

Respectfully submitted:
