Bayview Village is a caring neighborhood. In a few days, daily phone calls to persons living alone will be initiated by Carter Clements. Other communities throughout the country have done this and it has provided a safety factor in case of emergencies.

SLOPE INSPECTION REPORT
FOR 2005

 


The annual inspection of the slopes and drainage systems in Bayview Village was made on March 17, 2005.  The inspection was conducted by:  Randy Kirk, outgoing Chair of the Slope Stability Committee, Al Thiede, incoming Chair, and Lynne Pihl, Deputy Chair.  Bob Retke, also on the committee, was out of town. 

 

The weather was excellent for studying the slopes and the overall condition of the village drainage system.  Subsequently, during the rains that occurred on the weekends of March 19-20 and 26-27, Al Thiede inspected the functioning of the drainage system and the run-off situation on the slopes.

 


SUMMARY

 


Only minor problems, primarily with clogged drains, were noted.  Overall, the drainage system is working well, and the drainage patterns are excellent.  The plantings for slope stabilization seem to be taking root and doing their job.  During the weekend rains mentioned, all the water was absorbed by the grass and other vegetation on the slopes; no water reached the base of the slopes.  This was true even for the essentially denuded hill at the corner of Windrose and Martingale.

 


RECOMMENDATIONS:

 


■ Continue the annual slope stability inspections in March.

 

■ In coordination with the Landscape Committee, continue implementation of the three year planting program.

 

■ Continue to have the landscape contractor clean the drains, preferably prior to the spring rains.

 

■ Encourage our homeowners to routinely inspect their properties, including their crawl spaces, for ponding, leaky down spouts, clogged drains, etc. and report potential problems to the board.

AREA  A

 

Area A is the north facing slope below Windrose Drive between building pads 26 and 31.  Plantings in this area continue to take root and do well.  The storm drainage line markers in this area (see last years slope report) showed no signs of movement.  These markers are meant to stay in place and should not be disturbed.  The Hillside Planting Planning Committee, headed by Lynne Pihl, met on March 30th to determine what additional plantings might be needed in this area and other areas throughout the village ( Step two of the three year planting program to improve slope stabilization).  The results of the Hillside Planting Planning Committee’s deliberations will be published separately.

 

AREAS  B&C

 

Areas B and C make up the remaining portions of the slope downhill from Windrose Drive.  No noteworthy problems were observed in these areas.  Dense vegetation covers the slopes which aids in slope stability.  Drainage systems appeared to be working well.  However, after each rain, there was extensive ponding on the asphalt in the cul-de-sac at the end of Windrose below pads 47 and 48.

 

AREA D

 


Area D is the maintained slope area above Windrose Drive and between pads 41 and 53 on Martingale Place.  Drains along Martingale Place generally needed cleaning. There appeared to be some consolidation and sand flow taking place on the slope between pad 53 and pad 58.  The Planting Committee will target this area for stabilization planting as part of the three year program.

 

AREA  E

 

Area E is the slope below Topside Court.  The drainage system continues to function well.  However, there is a plugged drain above the slope at pad 58.

 

AREA  F

 

Area F is the maintained slope between Windrose Drive, Topside Court and Paradise Bay Road.  No problems were found.

 

AREA G

 

Area G is the slope area below building pads 9 through 20 and above pads 1 through 8.  There were no problems involving slope stability observed in this area.

in Bayview Village

 


The Slope Stability Committee conducted its annual inspection of the slopes and drainage systems in Bayview Village between March 17 and March 27, 2005.  Only minor problems, primarily with clogged drains and some hillside consolidation, were observed.  Overall, the drainage system is working well, and the drainage patterns are excellent.  The plantings for slope stabilization seem to be taking root and doing their job.

 

Throughout the coming year, drains and sprinkler systems will continue to be checked and maintained.  Also, the second year of the planting program will be implemented to help with further stabilization of the slopes.

 

To help the committee do its job, we request that home owners or their agents carefully inspect their properties, including  crawl spaces,  for ponding, leaky down spouts, clogged drains, etc.  Report problems either to Al Thiede (437-0749) or Lynne Pihl (437-7631).
