Minutes, June 8, 2007 Board Meeting

Meeting called to order at 3:00 PM

Board members attending – Pegi Graham, Bob Edelblut, Bev Rothenborg, Dan Quail

                                                Also attending – Gregg Hupp, homeowner.

Motion to approve minutes of May 25, 2007 Board meeting – passed.

Financial Report

Katie Glessing is doing the IHVCA 2005/06 taxes.  Filing will be late.  Internal audit to be completed next week.

Landscaping Report by Bob Edelblut

A portion of the irrigation system was inadvertently programmed not to come on, leaving some developing brown spots in the grass.  The problem has been rectified and the system seems to be working satisfactorily.  D&D Landscaping will have some summer help available soon.  A letter is to go out in July notifying homeowners of intent to remove some trees on South Chandler whose roots are breaking up concrete sidewalks and driveways.  A July date for community deadheading of Rhododendrons will soon be announced.

Maintenance & Repair Report by Pegi Graham

Valley Tractor has still not begun work on repairing the drain lines on the bank behind North Chandler.  Latest word is they will begin next week.   Little or no maintenance and repair work going on as it is the last month of the fiscal year and funds are depleted.

Old Business

●  Board has agreed on a budget for next fiscal year.  Approved is a 5% dues increase and a 4% one time special assessment.  Association expenses are budgeted at $119,625.

●  A $3,500 Operating expense that carried over from FY 2005/06 has been reclassified as a Reserve expense as it was used to pay for part of major repair/replacement.

●  Notification of June 30, 2007 Annual Meeting is to be mailed  the week of June 11.
