Board of Directors Meeting

July 13, 2007

 

The meeting was called to order at 3:00 P.M.

 

Board members attending – Dan Quail, Pegi Graham, Bob Edelblut, Bev Rothenborg,

                                              Ruth Seaberg.  Also attending – Dorothy Foust, Homeowner

 

Minutes of the June 8, 2007 Board meeting were passed.

 

Financial Report

Bev Rothenborg passed out the financial report which was approved.

                                                                        

Landscaping Report by Bob Edelblut

Normal seasonal work has been done.  The rhododendron deadheading was a success with approximately 65%  of bushes completed.  There is concern about a perceived dead tree - an arborist  will be asked to check to see if action is needed.  A bank management

firm will be contacted for work on the North Chandler bank and berry bush removal.

 

Maintenance & Repair Report by Pegi Graham

Scheduled painting is almost completed.  Pest control maintenance is provided every 60    days, with 4 units being serviced each visit..  Building 18 has concrete ants but they do not create any damage.  Pegi is having difficulty finding someone to do gutter repair but will keep trying.   Entry stair replacement has been completed  on Building l8.  Building 2 will be done next week. .

 

Old Business

Minutes of the annual meeting were reviewed and will be sent to Rich Grimm for posting on the web.

 

Taxes for 2005-06 have been paid - $742 taxes and $260 preparation.  Taxes for 2006-07 fiscal year ending June 2007 are due in October.

 

New Business

It was agreed that a form letter should be sent to homeowners requesting them to deal with limited common areas that have fallen into disrepair.  Dan will draft a letter asking homeowners to respond with information on the action they will pursue.

 

The July newsletter will be sent to Greg Hupp for editing and publication.

 

The preparation of a contract with Pegi was discussed.  She expressed concern about liability insurance as a privately licensed contractor.  She will contact Community Association Underwriters  for advice.  

 

There has been concern about who is responsible for plumbing in walls.  The insurance companies will pay for a sudden burst, but  a leak caused by omission or lack of responsibility on the part of homeowners will not be covered.  The CC&Rs  indicate that the association will be responsible.

 

We need a water committee to study the water pressure problem.  Our water pressure is high due to the necessity of  pumping water to some of the villages at higher elevations.  The only solution is to install water pressure reducing mechanisms in each unit but the cost is considerable, approximately  $300 per unit.

 

A letter was received from Hidden Cove asking for compensation for removal of a tree that fell down between Hidden Cove and Inner Harbor.
