Minutes of the July 13 Board meeting were approved, with correction of an error in spelling of a homeowner’s name – correct name is Dorothy Foust
Financial Report
Bev Rothenborg reviewed the financial report.
All bills have been paid as of today and reserve contributions
have been transferred to the CD .
The bank reconciliation was right for June. Pegi explained her expenses
for the month.
All homeowners have paid their dues, but two have not paid the reserve contribution and special assessment because they paid early.
Donna LaFrere has completed the 2005-2006 audit and has volunteered to do the 2006-2007 audit.
Landscaping Report

We had some unbudgeted repairs. Sprinklers are a
significant issue, with severe leaking near Building 12. The manifold is being
replaced, with West Valley Tractor working on it.
Our water bill will be higher due to undiscovered water running.
There is a dead tree in wetlands behind Building 11 which may need to come down. Also another tree needs to be watched for disease. A review of other problem trees is ongoing.
A letter has been mailed to homeowners regarding the root
problem that is causing cracking in concrete, mainly on
Bob has spent several hours with a representative from Research Renewal Inc. about the bank management project. He will present us with a plan, which will be a 5 year program.
Maintenance and
Repair Report by Pegi Graham
Phase 2 trim painting has been completed , which included N. Chandler front, sides and stairs, Building 11 stairs stained and railings painted, and Building 12 stairs stained. Cost was $8,000. Additional painter will paint garage doors on Building 17, stairs trim on Building 18 and miscellaneous trim on Buildings 15 and 10. Next summer Phase 3 will be completed with trim of 6 duplexes.
Pegi is pleased that she has found a reputable gutter contractor after much searching. Sue offered to help find contractors in the future.
Roof cleaning completed on Bldg. 16 and skylights cleaned. Roof repair - many tiles replaced in rear area underlying paper. Replaced all brown tiles done in 2005. Contractor warned us that roofs should not be walked on.
Mark Keelty replaced 3 turn off valves. All valves will be tested. Homeowners need to know valve location so they can turn off water when away.
Building 18 – tiered logs in crawl spaces replaced due to moisture damage..
Recaulking is on-going.
Gutter inspection is on-going.
There was a discussion about removal of the tree that fell in the wetland. The County Assessor’s office stated that it was community property but the president of Hidden Cove said he was told it belonged to Inner Harbor. Hidden Cove did not contact us until after the fact by sending a bill for $742.00. Although some board members felt we should not be responsible for any of this bill, it was recommended that we pay half of the bill, $371.00 . A motion was made to do this, and it was voted to pay $37l.00, which will be a landscape expense.
Estimate for replacing roofs on mail boxes is approximately $2,816.88. Cost for new shingles, felt paper and new PVC pipe for drains will be $235.00. This will be discussed again in the winter.
A motion was made that Pegi will continue with maintenance and repair as a compensated board member, at $600.00 per month. The motion was amended to state that she will serve without a contract . The motion was passed. Pegi will not be an independent contractor , and she will be covered by our liability insurance.
New Business
Dan has drafted a letter to homeowners to be sent when an examination of limited common areas indicates a needs for repair, maintenance or remodel. Attached will be a form to be returned outlining plans for compliance.
The issue of high water pressure was discussed and tabled until next month. Homeowners will be reminded to turn off water and also water heater breakers at the electrical box when away from home.
