Minutes of Board Meeting

 

September 14, 2007

 

The meeting was called to order by President Dan Quail.  Present were members Bob Edelblut, Pegi Graham and Bev Rothenborg.  Absent were members Susan McNab and Ruth Seaberg.

 

The minutes of the August 10, 2007, as posted on the website were approved.

 

Financial Report:  Bev Rothenborg report that the Association currently has $8,111.75 in checking and $90,679.34 in a Certificate of Deposit.  All bills have been paid.

 

Landscape Report:  Bob Edelblut reported that a representative from the Jefferson County Department of Community Development visited our complex and agreed that many of our trees appear to be dangerous and in need of removal. The fee is $153 to the County. 

 

Re the wetlands area between us and Hidden Cove:  Is this area our responsibility or is it the County’s.  The water table is rising due to blockage of the culvert.  Dan will check with Port Ludlow Associates and Bob, with the County  There are three dead tree in this area, and two are on IHVCA property.  It was MSP to remove them.  The fee will be $1,000, and we will ask Hidden Cove to share in the expense.

 

There is no update to report on the bank maintenance plan behind North Chandler Court since there has been no response from the contractor.  There is a large new crack in the bank between buildings 2 and 3.  This will be monitored.

 

The board has received six responses regarding the removal of trees in front of and next to the homes on South Chandler where the roots are impacting the concrete.  Pegi will submit the request for their removal to the Architectural Review Committee.  We will not proceed with this project until the full Board has met and discussed it further.

 

A homeowner in Building 18 has sent a letter with photos showing how the landscaping has grown and her home is not getting enough light. Bob has responded to her and will work with her to alleviate the situation.

 

Maintenance Report:  Since two homeowners have been sent letters requesting they begin making repairs to their decks, railings and/or stairs, we discussed appropriate follow up if we do not get a reply within 45 days. 

 

Building 10 has a leak in the chimney.  Pegi will ask C & M Roofing to measure our chimneys to purchase new collars and to check to see if any need repair.

 

Pegi has delivered washing machine hoses to homeowners who ordered them.
