Board of Directors Meeting
Before the meeting, the Board met in front of Building 10 to inspect the trees whose roots are cracking driveways and could potentially cause harm to foundations.
The meeting was called to order by President Dan Quail. Present were Dan Quail, Bob Edelblut, Pegi Graham, Bev Rothenborg, Ruth Seaberg.
Minutes of the September 14 Board meeting were approved, subject to some minor corrections.
Financial Report: We are $6500 under budget for operating expenses and $l488 under budget for reserve account, year to date, although unanticipated expenses for tree removal and limbing will consume most of this. Tree removal from wetlands area will be paid from general maintenance fund. $2700 is budgeted for major tree removal.
Insurance premium is due November 4. It has increased from $l8,445 to $l9,031, a 3.2% increase.
Landscape Report

Three trees in wetlands area have been taken down, at cost of $l084. Cost will be shared by IHVCA, Hidden Cove and SBCA. .
Cleaning of debris in the culvert under Ward’s Walk is under way by West Valley Tractor at cost of $600. Apparently a group of beavers has caused the trouble.
Resource Renewal Inc. has not responded to numerous calls about the erosion problem on North Chandler Bank, so Bob Edelblut is researching other companies.
Under consideration is limbing of trees between buildings 4 and 5 and between buildings l and 2, also building 18.
The lawn at corner of No. Keel and Spinnaker has been torn up, probably by Murry’s garbage truck. Bob presented a bill for top soil and reflectors. It is possible Bay Club will help with this expense.
The Board was unanimous in the decision to remove all of the trees with root problems
at once instead of in stages. Town & Country will do cutting, removal of stumps and removal of debris. This will be done by the end of this year, after approval of ARC. Cost will be $150 per tree if more than ten trees are done at the same time. In the spring, smaller trees and shrubs will be planted.
Maintenance and
Repair Report by Pegi Graham
There was discussion about a homeowner who has not responded to written notification requiring him to repair his deck. A registered letter will be sent to him stating that the deck will be repaired/replaced at his expense .
Pegi is researching solutions to degrading of some roof tiles. She is trying to find the original warranty papers.
Gutters and windows will be done in early November.
Air-Flo will repair the chimney flue on Building 10 next week.
Pegi stressed that absentee owners need to be responsible for having someone check their units regularly, preferably once a week, to avoid problems caused by leaks.
Old Business
Dan shared some of the discussions at a recent Village Presidents meeting he attended.
