Board of Directors Meeting

November 16, 2007

 

 

The meeting was called to order by Pegi Graham, presiding in place of President Dan Quail, who was unable to attend.  Present were Pegi Graham, Bob Edelblut, Bev Rothenborg, Ruth Seaberg.

 

Minutes of the October 12 Board meeting were approved.

 

Financial Report by Bev Rothenborg

 

Bev reviewed the Budget Progress Report.  Current bank balance is $20,461.20.

 

The new one-year insurance policy took effect on November 4.

 

Bev brought to the attention of the Board a letter from Bayside Escrow listing new requirements  for documents to be provided to new buyers of property in Inner Harbor Village.

 

Landscape Report by Bob Edelblut

 

Landscape activity over the winter will be minimal, mostly cleanup.  Bills will be significantly lower.

 

Bob Force will help with bank repair solution.

 

Town and Country will start next week to remove several trees with root problems.  West Valley Tractor is still removing debris caused by the beavers. 

 

Dan Quail and Bob Edelblut moved the wood from the trees that were taken down last month.

 

Maintenance and Repair Report by Pegi Graham

 

Half of our roof tiles are Homestead, which has been discontinued, so Pegi is getting all she can to store for future repairs.  She is getting estimates for partial brush-off of a few roods.  Vents on the roofs are decomposing and eventually all will need to be replaced.  This will be a budget item next year.

 

In December or January we will have to look for a property manager.  We will also need new board members.

 

 

Old Business

 

We have not received a proper signature for receipt of a registered letter sent to a homeowner who has not responded to our request to repair his deck.  An attempt to contact him again will be made before taking further action.

 

There was a discussion about the importance of absentee owners taking responsibility for having someone check their units for problems. This will be continually stressed in future newsletters.
