Board of Directors Meeting

December  12, 2007

 

The meeting was called to order by Dan Quail, President.  Present were Dan Quail, Pegi Graham, Bob Edelblut, Bev Rothenborg, Ruth Seaberg. Also present – Maureen Edelblut, homeowner.

 

Minutes of the November 16 Board meeting were approved.

 

Financial Report – Bev Rothenborg

 

Bev reviewed the November Financial Report.    It was voted to take $3000 from our CD to cover December expenses.

 

There was a discussion about delinquent quarterly assessments.  Those involved will be called, with a follow-up letter if necessary.

 

Landscape Report – Bob Edelblut

 

West Valley Tractor did a good job cleaning  the culvert debris caused by the beavers.  We have received information about relocating the beavers and may have to budget a monthly amount to take care of  the problem.

                      

Bob Force is trying to find a landscape contractor to make a workable plan for the No. Chandler bank.  John Haas  suggested a 3-5 year plan.

 

Town and  Country  has removed trees in front of Buildings 9 and 10.  The association will have to pay for repairs to electric connections that may have been damaged.   We will have to wait 2-3 months before replanting.  The landscaper is researching what trees and shrubs would be  more appropriate to the location.    Maureen Edelblut pointed out that the replacements should take place as soon as possible and that the choices should  be appealing and significant.  Bob will set up a meeting for the Board  to evaluate the situation and make a plan.  Interested homeowners  will be  invited to attend.

 

Maintenance and Repair Report – Pegi Graham

 

Homeowners should be reminded of the importance of cleaning dryer vents and chimneys.  This item will  appear in the next newsletter.   Although a group cleaning would lower the cost, it would be difficult to carry out. 

 

The homeowner who was requested to repair his deck has agreed to take care of it as soon as possible.

 

Building  l – Both lower units have new composite decks, lattice and railings,  with deck and stair treads in  Cedar color.  It was voted that all replacement decks should be done in Cedar  color.

 

Building 2 downstairs, Unit D, has requested a permit to replace her deck and railings.

   

Building 18 has completed waterproof porch covering.

 

Discontinued tile (Homestead Gray), to be used in coming years for replacement of broken tiles, has been delivered at cost of $l,325.

 

  Window  and gutter cleaning  has been completed by All Clear  at cost  of $2,900.

 

 

New Business

 

With respect to homeowners responsibility for maintenance and repair of limited common areas, the Board voted unanimously that the CC&Rs , specifically paragraph ll..7, adequately describes homeowners’ responsibility and no further clarification is necessary..

 

There was a discussion about the necessity for having speed bumps installed on Spinnaker Way to alleviate the problem of  speeders.  SBCA is responsible for this decision.  It was voted that we should not send a letter to SBCA recommending the speed bumps.

 

New homeowners should be given CC&Rs and should realize that they will be required to pay dues both to SBCA and IHVCA.  This is the responsibility of real estate agents.

 

Old Business

 

We need to start advertising and interviewing for new Board members and a maintenance contractor.
