Inner Harbor Condominium Association

 

Board of Directors Meeting of April 12, 2008

 

Directors present were Bob Edelblut, Pegi Graham, Bev Rothenborg and Dan Quail.  Homeowners present were Marianne and Doug Barber.

 

President Quail called the meeting to order at 3:05 p.m.  The minutes of the February meeting were approved.

 

The financial report was given by Treasurer Rothenborg.  The checking account as of 4/11 has a balance of $5,257; the reserve (CD) account as of the same date has a balance of $98,108.  Dan and Bev will meet with Linda Cook regarding some questions we have about her report.

 

Bob Edelblut (Landscaping) reported that grass seeding will begin soon. Weed and moss control have been completed.  Bob and Pegi will talk with Jesse of Wildflower to see if he will do bank control this spring.  We would like Jesse to give us an estimate to trim the berry bushes, dig small trenches to drain surface water on the bank and, also, to check rain gutters to make sure they are not causing bank erosion.

 

Pegi reported that backflow testing has been completed by Peninsula Backflow Testing.

 

Bethea/Anthony in Bldg. 5 will be doing some remodeling, and have been informed that they must get Board approval

 

Pegi reported that there is a leak in the roof of Bldg. 2.  Vents need to be replaced.  She will call Mike Perillo to do this work.  She would also like him to “brush”  the roofs to remove debris.

 

Three more sets of 4-plex stairs need to be repaired.

 

Discussion began about the possibility of hiring a property manager.  The only option, at this point, is Bradley Scott of Bremerton, a professional property management company.  We will ask them for references.  Their fee would be $16,800 per year for full service.  This could be paid without raising members’ dues by canceling the association’s cable TV services and not paying Pegi Graham her monthly stipend.  Dan will check with Broadstripe to see what homeowners’ monthly charge would be for individual service.  Bob will speak with Dan Landsbury (D & D) to see if he would be interested in becoming our property manager.

 

The meeting was adjourned at 5:00 p.m.
