Board of Directors Meeting
November 18, 2008
The meeting was called to order by Dan Quail, President. Board members present: Dan Quail, Pegi Graham, Ruth Seaberg; absent Jan Lucas. Also present was Dan Lanksbury, Property Manager.
Minutes of the October 10, 2008 Board meeting were approved.
Financial Report – Pegi Graham: The October financial report was reviewed. All homeowners’ dues have been received except two. Late fees will be assessed.
The CAU policy has been renewed. The policy includes umbrella coverage. Premium is $20,065.00 for the year starting November 4.
Landscaping Report – Dan Lanksbury: Landscaping expenditures for October were under budget due to late leaf fall and reduced mowing. Sprinklers for irrigation water were turned off on September 18. Tree removal has been completed. Water flow through the beaver dam is good. The barren area in the Paradise Bay entry location will be planted with drought resistant plants in the spring.
Drainage from downspouts on Buildings 1 through 6 was checked. The Board agreed to have West
Valley Tractor do the necessary drainage work.
Maintenance
Report - Dan Lanksbury
Drainage work was completed under stairs in Building 10.
33 new roof jacks were installed by Mike Perillo. It is important that no one should be allowed on roofs except Mike because of the danger of cracked tiles.
New driveways were completed at Buildings 4 and 10. A concrete slab was poured under stairs at Building 10. Concrete was poured around new water hydrant at Building 4.
Gutter cleanout and window washing is in progress.
Perimeter spray pest control was done on Buildings 9 through 12, 15 and 6.
Dan presented an estimate from Quality Maintenance for a group rate for chimney cleaning and dryer vent cleaning. It was decided not to use this service since many homeowners do not need it at this time.
Dan will check the condition of the rubber facings on several garage doors to determine if they need to be replaced.
Old Business
Dan Quail reported on inspection of all buildings.
The Board discussed the problem of dry rot on the lower portion of stair rails on the lower units of the four –plexes. It must be determined whether their repair is the responsibility of the Association or the homeowner. This will be explored further at the next Board meeting.
