Board of Directors meeting

April 10, 2009

 

The meeting was called to order by Dan Quail, President.  Board members present:  Dan Quail, Pegi Graham, Ruth Seaberg.  Jan Lucas has resigned from the IHVCA Board.  Dan Lanksbury, Property Manager, was also present.

Minutes of the March 13 Board Meeting were approved.

Ruth Seaberg was elected to be Vice President /Secretary.

Financial Report – Pegi Graham

Pegi reviewed the financial report.   We will be on budget for the year.

Property Manager Report – Dan Lanksbury

Landscaping    - Lawn mowing has commenced.   Grass and plants have been fertilized  and some  trees removed.  Four rhodies at Bldg. 2 were replaced.

Painting on Buildings 1, 2 and 3 is completed.     All rotten and damaged trim identified during a recent walk-through was replaced and painted with primer.

C&M Roofing will do full roof cleaning on Buildings 2,  9, 10 and 18 and partial cleaning on Building 8.  They will also repair tiles on Building 11 and 16.

Blacktop has been treated for moss.

Eleven positive responses have been received for replacement of hot water heaters.  Dan will call residents who have not responded

Old Business

The problem of attracting residents to be on the Board was discussed.   Dan
Quail will make some calls. 

Pegi  reported that the results of the chimney cleaning effort were not very successful, as only four 

 owners signed up for the group price.  We will continue to educate residents on this issue.

Dan Quail reviewed our  insurance  coverage.  We are waiting for a firm premium amount before signing up for the recently offered three year policy 

New Business

Newsletter – Various topics were assigned to Board members for inclusion in the Newsletter.

The problem of  replacing chimney caps was discussed.  We will replace those that have rusted.
