BOARD OF DIRECTOR’S MEETING
DECEMBER 11, 2009

 

The meeting was called to order by Dan Quail, President.  Board  members present:  Dan Quail, Marianne Barber, Ruth Seaberg.  Dan Lanksbury, Property Manager, was also present.

 Minutes of the November 13, 2009 meeting were approved

 Financial Report – Marianne Barber

 Balance in our checking account is $15,074.  Reserve contributions have been made.  Total operating expense is under budget.

 Maintenance and Repair Report – Dan Lanksbury

 The Board decided to use a paint product with grit to solve the problem of slippery Trex stairs.

 Tony Forest, CBS Painting, will be caulking and painting starting next week.

 Stair railing system replacements at Buildings 1 and 2 were completed.   Stair curbs to the lower units at Building 18 were repaired.

 Gutter cleaning is almost completed, as well as window washing.

 Landscape Report – Dan Lanksbury

  Little landscaping was performed during the month.

 A motion was made and passed to remove the remaining portion of a tree that was damaged by the windstorm, as well as another damaged tree east of Building  12, at a cost of $l,500.

 It was decided to buy a 1200 psi electric pressure washer for residents to use for cleaning driveways.

The Board discussed options for dealing with maintenance of the beaver pond.

Efforts to get new Board members will be suspended until next month.

 The meeting adjourned at 12.00 noon.
