BOARD OF DIRECTOR’S MEETING
JANUARY 8, 2010

 

 

The meeting was called to order by Dan Quail, President.  Board members present:  Dan Quail, Marianne Barber, Ruth Seaberg.  Dan Lanksbury, Property Manager, was also present. 
Minutes of the December 11, 2009 meeting were approved.

Financial Report – Marianne Barber

As of December 31,  2009, the balance in our checking account was $10,1716.
$6,247 was taken from reserves to pay Olympic Ridge for rail replacement work.

 Operating expenses are under budget.  Reserve expenses are at budget.

 Landscape Report – Dan Lanksbury

 The only landscape activity this month was leaf clean-up.

  Towns and Country Tree Service cut down the  tree damaged during the wind storm. The smaller tree from the same root system, which showed signs of rot, was also removed. 

 We have received a request to clear brush near Building 16.  The Board voted to spend $1,000 this year on gradually clearing this area and replacing it with ornamental vegetation.

 The Board decided to plant native plants on the North Chandler bank at a cost of approximately $400.  This will be included in next year’s budget.

 Maintenance and Repair Report – Dan Lanksbury

 Jeremy Severn , All Clear Detail, finished cleaning out the gutters on all buildings. He also completed the window washing.  Dowers Construction will take care of three gutter repair  issues.  Up to $1,000 will be allowed for  this work.

Tony Forest started caulking and painting and will continue the work through the winter as weather permit

All hose bibs were checked during the freeze.  Two plumbing/water issues during the cold were resolved.

A 1400 PSI electric pressure washer has been purchased for use by Condo owners to clean their driveways and sidewalks.

To alleviate the bat problem, the Board decided to install at least 4 bat  houses, as well placing steel wool pads under roof tiles.

A meeting is scheduled with SBCA to discuss the issue of sharing maintenance expenses for the drainage pond.  It was decided to temporarily remove the beaver screen because the beavers have disappeared.

The Board has scheduled a walk-around inspection of all buildings on  January 19 at 10:00  to determine what work needs to be done next year.  This will help with our budget.

The next Board meeting is scheduled for Wednesday, February 10 instead of our usual Friday meeting time.
