BOARD OF DIRECTORS MEETING

JUNE 9, 2010

 

 

The meeting was called to order by Dan Quail, President.  Board members present:  Dan Quail, Marianne Barber, Gregg Hupp, Ruth Seaberg.  Also present:  Dan Lanksbury, Property Manager.

 

Minutes of the May 13, 2010 board meeting were approved.

                                   

 FINANCIAL REPORT – Marianne Barber

 

All financial transactions are up to date.  All homeowner dues have been paid.  We are under budget for the month on repairs and maintenance.

 

PROPERTY MANAGER’S REPORT - Dan Lanksbury

 

A  motion was made and passed that we sell our old pressure washer, now that we have a new one with desired lower pressure.

 

Work requests have been completed or are in progress.

 

Dead hedges and shrubs damaged by winter freeze have been replaced with new shrubs.

 

For the month of May, landscape maintenance was slightly under budget.  Total landscape expenses are over budget  because of bark work, freeze damage, plant removal and replacement.

 

Caulking and painting is in progress.  Chimneys on Buildings 7and 18 need painting because of stain.

 

Mark Keelty repaired sheetrock with an access panel in Building 17 where a pipe was repaired.

 

Trim repair was completed on a number of buildings.  Posts to steps at Building 12 were repaired.

 

Work on the roof leak problem at Building 3 will done when weather permits.

 

OLD BUSINESS

 

Two propane tanks were installed at Building 9 as approved by the Board.

 

The Board discussed the necessity of reminding homeowners of maintenance issues, especially chimneys, dryer vents and decks.  We will continue to stress this in the newsletter and communications with homeowners.

 

 

 

NEW BUSINESS

 

A motion was made and passed to extend Dan Lanksbury’s contract as Property Manager for one year.

 

A motion was made and passed to approve a bonus in the amount of $500 to  Dan Lanksbury for his outstanding service as Property Manager. 

 

The annual meeting will be at 11:00 A.M. on June 26, 2010.  The Board reviewed slides to be presented.

 

 The next annual meeting will be  on June 25, 2011 at 11:00 a.m.

 

The Inner Harbor barbeque will be on September 11, 1010.

 

 

The meeting adjourned at 12:30 p.m.
