IHVCA BOARD MEETING MINUTES - 8/11/06

 

Members present:  Dan Quail, Pegi Graham, Bob Edelblut, Bev Rothenborg

Meeting was called to order by Dan Quail at 3:05 PM

 

Minutes from July 14 were approved as submitted.

 

Financial report by Bev Rothenborg.  Actual July expenses $10,794.70 vs budget of $9,941.91.  July dues all paid with one homeowner paying late.

 

Landscaping report by Bob Edelblut.  Good reports about new landscapers (D&D).  Homeowners with landscaping requests/issues should go through Bob Edelblut.  An overgrown tree was removed and some limbs taken down.

 

Repair and Maintenance report by Pegi Graham.  Janet Force has turned over the quarterly renewal of non-profit status to the Board.  Pegi will handle.  Jeremy of All-Clear Detail to begin painting this month.  One of the entry steps on Bldg. 10 will be removed to determine the extent of dry rot damage. Repair will follow.

 

Comments by Mike Derrig.

●  IHVCA water pressure was measured at 91 psi and varies by up to 4 psi.  This is high.  Recommended pressure range is 60 – 80 psi.  Individual homeowners can purchase pressure reducing valves for their home.  Cost to be determined.

 

●  A review of the CC&Rs indicates no further amendment is necessary to clarify that homeowners are responsible for repair and maintenance of limited common areas.

 

●  First draft of a “Process” setting out the steps for a homeowner to observe when maintaining, repairing, replacing limited common areas.  “Process” to be incorporated into village “House Rules”.

 

Old Business

Motion made by Doug Barber at Annual Meeting and tabled by Jack McKay, was un-tabled but not acted upon.  Will be held until next Annual Meeting.

 

Discussion on increasing Reserve contributions to bring Reserve funding to an adequate level to pay for future major repairs/replacements.

 

Pegi Graham is developing a list of emergency contacts and phone numbers for IHVCA residents.

 

Bruce Ehrhardt and Dan Quail will work on FY2006 internal audit.
