Minutes – December 15, 2006 Board Meeting

 

Meeting called to order at 3:00 PM.

 

Members present:         Pegi Graham, Dan Quail, Bob Edelblut, Bev Rothenborg

 

Also present:                Mike Derrig, Inner Harbor Village Property Mangager.

 

Minutes of November 10, 2006 approved.

 

Financial report by Bev Rothenborg:  Two homeowners have not paid October dues.  Bev has spoken to one who said it was an oversight and will issue a check immediately.  The other is an absentee owner and Dan will attempt to reach them by phone.  Late fees may be applicable.  Payment issues relative to landscape contractor from last year have been clarified and will be resolved.  Association has borrowed heavily from Reserve Fund to meet summer work schedule and to pay expenses from last year.  A plan is being developed for repayment.

 

Landscaping report by Bob Edelblut:  The Inner Harbor Village has suffered from recent storms. Numerous trees were uprooted by the wind on the bank behind North Chandler and have fallen into Ludlow Bay.  The possibility of future soil erosion may result.  Strategies for stabilization of the bank were discussed.  Costs could be high.  The Property Manager will look into the matter and advise the Board.  High winds have left considerable debris lying around the community making it unsightly.  Plan is to use the December landscaping budget money to clean up the front yards and let everything else go.  This early in the season it is possible that future storms may cause a repeat of the situation.  Possible community cleanup effort?

 

Maintenance and Repair by Pegi Graham:  Maintenance and upgrade work has pretty much been concluded for the year although leaking roofs continue to be a problem that need to be dealt with as they occur.  Leaks are due primarily to cracked roof tiles or leaves/needles building up in low areas causing runoff to back up.  The problem is particularly acute in units where the owner is absent and the leak goes undiscovered which can result in significant damager to the interior.  Maintenance and Repair expenditures to date total about $43,000 leaving little for future for future emergencies.

●  Repairs to entry stairs on Bldg. 1 are complete.

 

●  Meeting with bookkeeper planned to discuss accounting reporting.

 

●  Discussion on items to publish in January Newsletter and who will author them.
