Board of Directors - Special Board Meeting
Tuesday, May 16, 2005

Members present: Gregg Hupp, Pegi Graham, Margie Garcia, Bob Force, and Jack McKay

1. Discussion on potential board candidates

Motion made to have up to nine (9) member Board of Directors be established according to the Bylaws. Seconded and passed.

The 2005-06 candidates nominated by the Board are:

1. Kees Bouterse
2. Bob Edelblut
3. Mark Garcia
4. Pegi Graham
5. Gregg Hupp
6. Jack McKay
7. Brett Oemichen
8. Jon Olsen
9. Alex Rafalovich

2. CC&Rs - Maintenance and Repair of Decks

Discussion on maintenance and repair of limited common areas (decks, porches, stairs). Feelings of the Board members are that the Association is responsible for repair of limited common areas that have deteriorated due to age, workmanship, or choice of wood materials.

The Board concurs that due to the age of the buildings (10 to 12 years), there is an increasing need to face the need to upgrade the decks, porches, and stairs that are needed.

The Board also discussed the responsibility of those decks that are additions to the original decks (two deck additions). Since the Board approved those deck additions ten years ago, then the Association would then assume responsible for the repairs of decks, new or additions.
