July 8, 2004

I           Call to Order/Declaration of Quorum
Meeting called to order by Bob Force, President, at 3:00 p.m. at the Bay Club.  There was a quorum.

Present: Bob Force, Pegi Graham, Gregg Hupp, Mason Rothenborg, Margie Garcia, Kees Bouterse, Janet Force, Jack McKay
Others: Margaret Ischer, John and Pat Emery

II           Reading and approval of previous meeting minutes

·        Landscaping: Bouterse report on tour of buildings.  Suggestion of a tour by the board regarding growth of trees.  Concern of shrubs and trees encroaching on buildings.  Concern expressed about irrigation or water problem between buildings, e.g., 81 and 91 N. Chandler. (Follow-up by Bouterse)

·        Maintenance and repairs. Judy McKay sent the maintenance list to Bob Force for presentation to the Board.  High priority items are (1) removal and covering porch and steps on fourplexes [estimated to around $2500 per building], and (2) support post problems under 70A/B, So. Chandler.  (Force will follow-up on both projects with estimates)  Klinker Construction did initial repair.

·        Front upper level porch steps – Bldgs 1 and 2 (see above)
 70A/B trusses/support structure: Report on potential claim.  No news

·     Tree topping request:  Report by Force about request by Timberton residents.  Request to the SBCA Architectural Review Committee to top trees located on the bank was rejected. Timberton residents have appealed the decision.  Representing the IH Board is Mason Rothenborg at future SBCA meetings.

·        Maintenance policy: Policy on limited common areas, e.g., decks.  Motion by McKay, seconded by Hupp, that a sub committee of the board and residents be established to investigate solutions and cost estimates to the maintenance of decks of the association.   Passed.  Force will follow-up with sub-committee membership and meeting time(s).  Report due at August meeting.  (Click here to see follow-up letter by Bob Force)

·        House rules:  Enforcement of rules.  No action

·        CC&R filing.  No action

VI         Residents forum

VII        New business

·        Bank stability issue:  Inspection to be arranged by Force.  Tree, soil, drains, and erosion.  Bouterse will follow-up with inspection and report to the board. 

·       IHVCA Web site - McKay displayed the contents of the website.  An email will be sent to residents stating that addresses, phone numbers, and emails can be deleted from the "resident" list, if requested.  The "Maintenance repair and improvement" form was discussed.

·        Discussion of owner discretion on deck upgrades/changes (see above)
