Meeting Minutes, August 13, 2004

Opening:

The regular meeting of the IHVCA was called to order at 3:00pm on August 13,

2004 in Bay Club, Port Ludlow by Bob Force. 

Board Members Present:

Bob Force, Mason Rothenburg, Pegi Graham, Greg Hupp, Margie Garcia 

Guests Present:

Judy McKay-Painting Committee

Janet Force-Accountant, Richard Merritt, John Emery, Dorothy Foust 

Approval of Minutes

The minutes of the previous meeting were unanimously approved as

distributed. 

 Financial Report:  Read by Janet Force 

Committee Reports

Painting Committee: Judy McKay
Bldg 10 rails replaced by Gary Reed
Carpenter Ants found at 60 N. Keel, needs resolution before painting
Judy was asked to call Port Townsend maintenance person to get price for washing 4-plex balcony railings.
Gas pipes on 4-plexes need bid to paint.
Judy McKay wants a budget item for paint on buildings trim.

Maintenance committee report. Pegi Graham and Gregg Hupp

• Building 7 owner, Peggy Smith, agrees to pay for half of repairs on deck.

• Discussion of composite decking, GEO Deck rails and Clearview Glass options for rear patios and balconies to be phased in as needed.

• Building 4 needs deck and stairs replaced at Unit B-dangerous condition

• Building 5 and 7 front rails and decking need repair or replacement this year.

• Mason Rothenburg volunteers to pay half of deck and railing replacement for patio.

• Bob Force for Kees Bouterse Landscaping report

• Large maple limb in front of Inner Harbor needs trimming.

• Tree specialist is to send report on tree health.

Member Forum

Rodent problem reported at Building 11, John Emery to call Sunshine Pest

Control. 

Tree Topping

All Tree topping requests per SBCA ARC must be re-submitted and they will

not allow topping or thinning. 

Bank Stability Issue

On hold, needs more reports to come in.

House Rules

To be presented at future meeting.

 Baroume's Attorney letter

They are asking $12,000.00 in displacement money for roof work on building

11. Referred to our attorney.

 IHVCA Management option

Bob Force to meet with potential management firms. He will create a job

description.
