QUALITY PERFORMANCE ADDENDUM

 


                                                                    

 

MOWING AND LAWN CARE SERVICES HOMEOWNERS LOTS, ENTRYWAY & COMMON AREAS

  1. Lawns shall be mowed to a uniform height consistent with the season to create healthy growth.  Mower decks shall not be set lower than 2 inches regardless of the season.
  2. Homeowners front lawns shall be mowed with standard sized (25-24 inch) walk behind mowers only.
  3. Lawns shall be mowed in alternating directions with each mowing; e.g. diagonally one week and then parallel to the street the next week.
  4. Clippings shall be bagged and removed after each mowing.
  5. Clippings will not be discharged into planting areas.
  6. Blades on all cutting equipment will be sufficiently sharp to prevent pulling and to produce a “clean” cut.
  7. All powered equipment shall be properly maintained to prevent leaks of fuel and oil onto mowed/planted areas.
  8. Equipment operators will have sufficient training to prevent damage to lawns and planting areas.
  9. Buried controls/values/boxes shall be trimmed with an edger to prevent mower damage to lids.
  10. Mowers shall be cleaned frequently to prevent weed contamination from common areas to lawns.  Daily cleaning is recommended.
  11. Sprinkler heads shall be adjusted as necessary to compensate for plant growth.
  12. Debris from edging will be removed at the time of edging.
  13. Edging lines will be sharp and properly contoured.
  14. Edger operators will be properly trained to prevent damage to lawns and planting beds.

FERTILIZING

  1. Product used shall be Scott’s Turf Builder or equivalent product approved by the TLV Landscape Chair.
  2. Fertilizer shall be applied at a rate of 1 lb. of nitrogen/1,000 sq. ft.
  3. Fertilizer must be applied evenly to prevent clumping of product and browning of lawns.
  4. Fertilizer shall be applied on the ground at the drip line when fertilizing trees and shrubs.
  5. Lime shall be applied in early spring.  Coverage of product will be applied evenly and in sufficient amount to promote a healthy growth of lawns.

WEED CONTROL

  1. Products shall conform to Federal, State and Local Government Environmental laws.
  2. Herbicides, pesticides and fungicides with the shortest hydrolysis rate shall be used and applied at appropriate application rates so as not to damage lawns or landscaped beds.
  3. Lawns shall be maintained weed and crabgrass free.

THATCHING, AERATING AND OVER SEEDING

  1. Seed quality and spread ratio to be agreed upon between the contractor and the TLV Landscape Chair.
  2. Appropriate clean up shall be done after each function is performed.
  3. Equipment maintenance and operator training shall be sufficient to prevent damage to lawns and planting areas.

INSECT CONTROL

Products shall conform to Federal, State and Local Government Environmental laws.  If there is an infestation of Crane Fly larvae requiring chemical application, Contractor shall use the preferred insecticide for its elimination.  It must be applied before mid-April to be effective.  It shall be applied at the appropriate rates so as not to damage the lawns or surrounding landscaped beds.

PRUNING

  1. Trees and shrubs shall be pruned to maintain desired shape, balance and appropriate spacing.  Shrubs shall be trimmed to maintain a more native appearance and no lollypop shaped shrubs.
  2. Debris from pruning shall be removed the same day that the pruning is done.
  3. Employees performing pruning must be trained in the proper techniques to enhance plant health and appearance.

IRRIGATION SYSTEM MAINTENANCE

  1. A written report shall be provided to the TLV Landscape Chair on the status of all systems.  Homeowners whose irrigation systems failed the test shall be notified.
  2. Back flow valve certification required by Washington State Law shall be prepared and filed in accordance with the law and copies provided to the Landscape Chair.
  3. Systems shall be tested for spray patterns, timing and leakage.
  4. Sprinkler heads be adjusted to provide proper coverage and spray ratios for lawns, flower beds and shrubs.

GENERAL MAINTENANCE

  1. All general maintenance activities shall be performed professionally and in a manner acceptable to the TLV Landscape Chair.
  2. No clean up or maintenance debris shall be left overnight
  3. Leaf removal from landscaped beds shall be performed monthly in the months of September, October and November.
